This is our dream vacation home on 100' lake frontage of Castle Rock Lake in WI. We purchased this property first and foremost so we could enjoy the lake life with our friends and family but with the mindset that we will be using it as a short rental vacation home as well. The home was purchased as turn key so there was no need to do anything including furnish it. We are still updating things slowly as we have time. So far we are booked through the whole summer as well as off-season bookings

What made you interested in investing in this type of deal?

We had been wanting a vacation home on a lake

How did you find this deal and how did you negotiate it?

We walked in the neighborhood and noticed the sign in the yard which was just added

How did you finance this deal?

Traditional 2nd Home Mortgage

How did you add value to the deal?

We partnered with Evolve Vacation Rentals and made sure that we marketed very well with great images

What was the outcome?

It is renting way better than we anticipated

Lessons learned? Challenges?

We learned that we love this investment and may even shift our focus to this area to see if we can find more of these deals.

This is our next Live-In Flip... We did a complete remodel on this home with brand new everything, added living space in the basement, added a 4th bathroom, and bedroom. instead of the concrete countertops we decided to try our hand at epoxy countertops and they turned out great. We are currently living in the home and refinanced to traditional mortgage now that we are done and snagged a 2.775% rate with a $368,000 appraisal to boot so we added $120K with $65K in upgrades.

What made you interested in investing in this type of deal?

We had been looking at it as it was going to foreclosure.

How did you find this deal and how did you negotiate it?

It was listed on the MLS however before we were ready to buy it had went to foreclosure. We ended up purchasing the home through an online auction which was scary and fun. at the same time.

How did you finance this deal?

Commercial Loan

How did you add value to the deal?

We completely remodeled the home with brand new everything inside as it was outdated and lots of damage from neglect.

What was the outcome?

We are currently living in the home and refinanced to traditional mortgage now that we are done and snagged a 2.775% rate with a $368,000 appraisal to boot so we added $120K with $65K in upgrades.

Lessons learned? Challenges?

I am learning that we need to step away from doing the work ourselves as it is just consuming too much of our time so we did actually hire plumbers for the new bathroom as well as professional tile guy and it was nice to eliminate that burden so we are looking forward to hiring even more on the next flip where necessary.

I used myself and I feel I did a bang up job so I would highly recommend working with me on any of your agent needs.

This was a live in flip. The house was in good shape when we purchased it however we did see how we could improve its value over a few years by adding our touches and then of course considering market the market was good it turned out great for us. We did all new flooring aside from a couple bedrooms. We built a brand new large outdoor living space with outdoor kitchen features. We opened up a wall and added our signature concrete countertops to the kitchen just to name a few things.

What made you interested in investing in this type of deal?

We love the home and the neighborhood

How did you find this deal and how did you negotiate it?

MLS and we offered the best we were willing to pay.

How did you finance this deal?

Traditional Mortgage

How did you add value to the deal?

We did many updates and held it until the market was great

What was the outcome?

We enjoyed a beautiful home and neighborhood to live in for a few years and ended up profiting on the deal in the end.

We used this home as an opportunity to dial in some of our skills.

Full remodel inside and out with rustic flare and modern touches. brand new cabinets, appliances, water heater, HVAC, windows, custom concrete countertops, original hardwood floors, tile bathroom & huge backyard. To top it off this home was equipped with all sorts of gadgets to classify it as a smart home.

I have been wanting to flip a home for many years. This home came up in a very sought after neighborhood and was in great disrepair which made it appealing to me.

How did you find this deal and how did you negotiate it?

I had been watching it going into foreclosure however we were not quite ready to pull the trigger yet and then as soon as we were we drove by for one last look and there was a sign in the yard so we purchased it through MLS.

How did you finance this deal?

We used a HELOC on our home for the down payment and took out a commercial loan to finance the home and the repairs.

How did you add value to the deal?

We have been investing a ton of sweat equity and giving it a very unique custom look and feel

Lots of lessons learned which is what we were hoping for. Mostly it is the preparation and organization. We have learned better ways to organize the projects so that we are not constantly going back and fourth.
