I’m looking for a realtor to work with acquiring my first multi family investment in Los Angeles. I’m looking for triplexes and fourplexes. Please PM me if you have a recommendation or if you can help. Thank you!

I live in Los Angeles and I am really interested in house hacking. But after running the numbers, it's looking like it's going to be hard to achieve. Have you achieved success doing this around Los Angeles and surrounding cities? And if so, please share your success story. I don't want to give up on this strategy and I'm hoping it's possible here in California around Los Angeles and surrounding cities. Thank you!!!

@Manolo D. Thanks for sharing! I understand about the self employment. I've been self employed the past 3 years and just got a new W2 job. I hope I don't have to wait to long to prove my stability. 

It's great that you've found your own way of getting started and sticking to a plan, regardless of the credit and income history and other challenges you've had. You are still in the game! I love that EVERYONE has an unfair advantage when it comes to investing. It's really motivating to keep looking for opportunities to move forward in my RE investing journey!

Thank you @David Faulkner for sharing! Yes, I am looking into neighboring cities, like Lawndale, or Mid City.. since those areas are really improving, and are still in proximity around more desirable areas. I'm not worried about putting in sweat equity either. It's actually better that way. If I stay in a unit, I will probably upgrade it during my stay there. My game plan is definitely house hacking and living rent free so I can save more money to invest in future properties. I'm glad to hear it's all working out for you!!

Hi @Kiersten Vance! Thank you so much! And WOW what you've done is so inspiring! May I ask how long it took to get your second one after the first one? Did you occupy it for a year or more? I'm curious to know why you chose those cities to house hack in. It seems like you were free to live where ever you wanted to. My challenge is that I work in Marina del Rey and I can't find anything affordable in the West side. But I am open to looking all around LA even if I have to commute a bit. Thanks for sharing information about David! I will reach out to him. Thank you again!

Hi @Michael Lee, wow thank you for your feedback! I do have a new W-2 job now. I just need to pass some time so that I can prove I have stable income. I will think about the 203k loan. I'd like to pay for the repairs myself to avoid more payments. There's much to learn, but I'm eager to. Right now, I feel that I need to speak to a FHA loan expert so that I can find out how to be in a good position to invest. Thanks again Michael!
