I came across this on youtube last week and said "Hey, I've seen that guy before."

I am definitely interested to see where the market goes over the next year and where the "new reality" will stabilize.

I would love to hear how you do in the winter months.  I am also curious about the home details.  What part of the cape, what type of lot, house size, special features of the property?
Congrats!

Every market is still up year over year in terms of median home price, in most markets inventory is still lower than pre-pandemic levels, and in most markets, inventory is still moving.
Politics aside, this was needed.  How far things will shift remains to be seen.

There are a lot of details that come in to play with individual properties that make this difficult to answer.
Other considerations: Will you self manage or pay for a property manager?  What is a reasonable expected vacancy rate for the area?  Even great areas require reserves for vacancy.  Cap ex and maintenance are still items to save for, that eat into cashflow, even for newer properties.

@Don M. congrats on getting out of permitting. I have one that just completed all the reviews successfully last week so hopefully I'll be in the same boat soon for that property.
