Hi Roland,Thanks for the response. I should clarify. From the monetary perspective what would the consequences be?

The buyers funds are tied up at the title company, I assume those funds would need to be returned to the buyer plus whatever fees the title company would charge for the closing on the buyer side? This is assuming I can't get in contact with the seller.

Quick question, what would happen if you where doing a double close and your seller didn't show, but you already had the buyer come and sign?

Hey guys,

I am getting started in wholesaling, however I feel bad about having a contractor come out and estimate repairs knowing I won't be using his services. I know estimating really is a process you only learn by doing however for the first few deals I want to be as spot on as possible while I develop my skills. Would you recommend using home advisor's estimate costs tailored to the specific zip code I'm working in to ascertain costs? I'm pretty knowledgeable on what to look for in repairs it's just pricing them out in an efficient manner and with good accuracy I concerned about.

You may want to check out these guys. Green street communities. I drove by one of they're developments yesterday and they have 6 spec homes going up on what appears to be contiguous plots of land on I believe Thomas rd just west of pima in Scottsdale if memory serves me. On there project signage they have a line that says they buy houses. Based on what they're doing at that site they may be interested in land as well.
