Wow Rich!! What a timely topic. It hasn't been 20 minuets ago that I told my father that I will not be so "hands on" with my next rehab so I can spend time with my son and grandkids.

HaHa Rich!! That made me chuckel!!! The neighbor next to my 4sale has their house advertised for rent in the paper with a bad phone number. I have had at least 3 calls aday on mine because they see my phone number on my sign. Naturally, they want to know if I will rent. But, I think I got a qualified buyer from their ad in the paper.
I just might put my neighbor's house up for rent on my next project.

Anyone having any luck getting customers financed with a 580 score? I have one with some cash for the 10% down payment. But, the broker that I sent her to refered her to a credit repair co.
the FHA website states "borrowers with credit scores between 500-579 are elgible for a maximum FHA loan of 90% LTV...."

This conversation does raise a question....
I don't know the proceedure of cleaning out vents. What happens? It seems like brushes would knock old vent connections loose to me and cause more problems.

It would not keep all of the dust from entering the system; but, I demand daily vacuming of the dust. Even to the point of doing it my self. It don't always happen. But, sometimes when I can't stand it no more, progress will be stopped just to clean up after our selves.
NOTE:
I am basically a DYIer with help from my wife and son. That is why I am normally in charge of the vacume.

I just put some Blandex on the walls and ceiling of a single garage where nothing but bare studs were before. It has windows visable from the street. So, they are getting blinds too.

My last rehab had a vent in the floor in front of the kitchen sink. I had to relocate it because it had all kind of nasties in it. The one in the dining room was pretty gross too.

I think that advice is not only funny, but, spot on. I had a yahoo come up to me flashing a deposite and first month rent and told me he was ready to move into my rehab tomorrow. I simply said "OK, my application only has one question. I need to see where you are living now to see how you will treat my property". He invited me to have intercourse with my self and walked off. I like to tell all of my landlord buddies this story.

I am glad you started this conversation David. It was good to hear other people "cook" with the memory toppers. I thought I was having night sweats or something.
But, I can give them a good plug. We bought a camper in August of 2010. The bed is awful with a camper mattress on top of a peice of plywood. It is configured where putting a real mattress in was impossable. We bought 2 memory toppers about 2" thick each. Now, I would just as soon sleep on that bed as any other one we have. I don't know the brand names. But we bought them at Sam's.
Jon's reply reminded me of when I was a single man almost 9 years ago. The best sleep I ever got was in my blue recliner with a dip of snuff and the Sprint Cup race on the TV on Sunday afternoon. I still can get my Sunday afternoon naps. But, the blue recliner and snuff are long gone. Just ain't the same.
