I put one under contract yesterday to a single guy. He was very complementary about mosaic in the baths. No more trouble than it was, I will probably include some mosaic in my rehabs from now on.

I am really interested to see how this turns out for you. You might be on to something by leaving the '40s and '50s tile. I have some friends that made an offer on a wreck of a house as OO's. They were actually bragging about the pink and aqua bathrooms and how they will clean up. Even the tubs, vanity sinks, and toilets matched the tile in each bathroom. My wife was having a fit on them.
Best of luck and keep us posted. May be we can race to see who sells the fastest. I put mine back on the market last weekend after my buyer lost her job right in the middle of the contract.

Mine took a year DYI. I wished I could find something that would clean up in 3 months.

I am glad there are scheduling conflicts. That insures there will be another one next year that i can attend.

I had already made plans the weekend before and the weekend after that would require a couple of days off each week. The man wouldn't understand another long weekend in between. He thinks he owns my hiney even on the weekends.

I don't remember the name of the thread a month or so ago; but, we decided then that one way to qualify a prospedt like this is to inspect how he is treating the property he lives in now.

I look at this situation like getting married. Did you make your husband change and conform to what you wanted after you married him? (Mine tried)
It sounds to me that this property had some issues that were not handeled before you moved in. If you signed off on them and his conditions, too late to make him change now.

I found Lowes to be too high installing tile. I was quoted almost $5 ft. I got it done for half.

You go dude. I wished I was going to Denver so I could talk to you some more.
I target 1st time buyers and feel a fridge is a good selling point along with the fresh remodel. I have even considered offering a washer and dryer.
I asked what yall considered a package because I just purchased all you have listed plus a fridge in SS for around $1700. When I saw the lower numbers, I thought I made a mistake.

I vote for just replacing it; after I notice how they would be treating my property. Take every oportunity to try to avoid other problems they can fix. Like cleaning up to avoid roaches etc. I ran a management company 25 years ago. We managed over 500 units of lower income folks. We used every excuse we could to inspect the inside for un reported problems.
I also worry about the source of your sediment. If This is an apartment unit that shares a common boiler for hot water, you could be building up sediment in the bottom of your boiler.
