You've communicated clearly nearly my exact same thoughts. Well said! I'm extremely interested in the Phoenix-Metro market and the lack of small MF deals.

Not sure. Appears I may have to settle for a modified House Hack with a SF and Casita or ADU to begin. Wishing you the best and interested in feedback from other members.

I would try finding your deal now rather than waiting for later. Seen a lot of data on the growth of Phoenix. Think the prices are only going to rise in the forseable future. Sort of kicking myself for waiting so long to decide, but I'm in the same boat. Best of luck!

Sounds interesting Matt. Especially for people want a home office or gym. Three bedroom seems like a sweet spot to me. If need more room an ADU in the backyard would be a bonus! Still looking for my 1st deal, so wait for advise from the pros. Happy hunting!

Appreciate the post. I'll let the experienced pros handle this. It's definitely a seller's market. Low supply and high demand. The affordability of housing is relative in the Phoenix, AZ metro.

Think it's starting to become overpriced, but still affordable from my perspective based from my move from Greater Los Angeles, CA. Hope it doesn't continue to rise too much quicker or else it'll price many people out of the market. Looking forward to some thoughtful replys.

Greetings Vincent,

Believe ratings should be the same or similar. In the Book by Ken McElroy, "The ABCs of Real Estate Investing", he uses class A-D ratings too. He even has a story of a class D in Phoenix, AZ which needed major rehab and cleanup of crime from dealers. The ratings can be a bit subjective. Hope this helps.
