At this time the Arizona housing market appears to be mostly a Seller's Market due to low supply and high demand. This is especially apparent in the Phoenix, AZ metro which is detailed in the AZREIA and other market reports. Arizona home flipper have been doing well.. There is always a deal to be found. As a first time home buyer with a +580 credit score you can put a low 3.5% down payment using an FHA loan. Other options exist. Save the down payment, continue learning and get prequalified. Hope this helps.

There are great resource tools here on BP. Also for AZ the AZREIA reports/research appears insightful too. And I'd use local neighborhood knowledge.

First time buyer and Investor too. I've really been searching for a duplex or similar to house hack. Didn't even considered new builds assuming the numbers wouldn't work. Like the idea of not having a bidding war too. Best of luck Frank!

In one word. Research. Look for patterns of potential growth. "The trend is your friend". Yes, many of us are seeking the same haha.

For instance, the new TSMC plant is being built in North Phoenix and demand for property around the area is likely to go up. Hope this helps. Thanks.
