Just googled Ohio Real Estate auction law for buying for $1.00 and go down to the 3rd article. It will explain most of it.  Also google on Ohio R.E. fast-track foreclosure law and read it also.

May I suggest putting an ad in local newspaper and craiglists for a handyman or go to a local real estate meeting and ask around.

Try asking friendly realtors and also title companies for a "cashbuyer listings" for the last 6 months specifying zip codes or counties that you are looking for.

I would suggest to quit worrying about your wife. Just do the deal... start out wholesaling... driving for dollars and find vacant houses to start and assigning contracts to other investors or end buyers.  After you have done a couple of deals and closed the deals, your wife might come on board and after seeing $$$$$ and work with you. If not, then do it all yourself. Or you will be stuck on paycheck after paycheck and possibly a JOB, you don't like. So it's your choice whether to do it and take action!

Do not put any postcards or any materials in the mailbox without US stamps otherwise it's illegal and against the Post Office Laws.   Just simply tape or post notices or post cards to the door and maybe someone will notice and contact the original owner of record.
