I've dealt with this before. The easiest way to save the property would be to sell. Technically you're not evicting if you sell the property. The new owners are "giving notice to vacate." Had this problem a few deals ago and it worked out fine. However, if selling isn't on the table that is a tough battle. I'll PM you some creative solutions. Just CA logistics unfortunately.

Hey man!

Good to see you're still at it! House Hacking in SD is definitely the best way to get started here. Keeps your costs low and you still get to enjoy the property and San Diego. If its your first property and you don't have a lot of capital set aside for potential repairs I'd suggest looking at a duplex or single family with an ADU.

Hey man!

You're on the right track. CA (San Diego in particular) can be tricky but its definitely doable. @Brian Koons@Lawrence Feder, @Zach Ripka have all done it with multifamily properties and all got insane deals. Each has its own strategy, but all worked very well. I host military REI meet ups for situation exactly like this, since you're not around, feel free to PM and we can talk strategy or I can put you on a zoom call for the Meet up.

@David Pere has the "From Military to Millionaire" community on Facebook I'd suggest joining as thats a great source of knowledge as well. @Jon Lallande is a go to source for the VA loan and has been crushing it. He also has a rental in oceanside.

I was a Recon guy for 5 years out here before going into real estate full time. I actually served with @Morgan McConnell who commented above. As I mentioned San Diego can be tricky, but depending on your goals and the strategy you want to use you can find something that fits. It's a pretty competitive market right now, so be prepared for that, but IMO San Diego RE is one of the best investment markets in the nation. Literally the whole reason I stayed out here when I got out. Hahha.

This is done quite often. Some of my friends and clients do this. You're best bet IMO is to check out north county by Camp Pendleton. Look into Oceanside and the Edge of Vista/Oceanside. Lt's tend to buddy up with some of their friends and rent larger homes by the room. Similar to a student rental. 

BTW. I'm from Missouri and had some investments there in Springfield! What areas are you in?

What's up guys. We were doing this for a bit before COVID and I'm pushing to get it going again ASAP. The last one went well and I expect this one to have very few restrictions.

I'm a prior Reconnaissance Marine and moved into real estate full time after I got out. I'll be hosting with David Pere who's currently active duty and has built a solid military based investing community that cuts out the B.S. I wanted to bring that online community to in person meet ups and events so here we are!

Come have a couple drinks and tacos with other investors in the area. New and Experienced. We have a pretty diverse group in regards to investment strategy. There's always someone who knows something you don't, the key is to connect with them.

**Yes I'm an agent and No I will not be soliciting any services to you. Anyone at the event strictly for soliciting or self promotion will be escorted out. When I first started I fell into a "Guru Trap" as I call them and spent way too much money for information and guidance that I think should be easily accessible to guys and gals just starting out. This is for helping people learn and grow without paying for a "behind the curtain" pitch.
