Yeah, I hold monthly meet ups in Downtown San Diego. They're usually the 2nd Saturday of every month, but this month will be the 3rd Saturday. I'll have it posted by Wednesday this week. As Dan said, It started as primarily tailored to military investors, but is open to all now.

I've moved my business focus from buyers to sellers. Changed up where my time was spent on prospecting and pulled about 14 listings in 8 weeks. (San Diego Market) The numbers are skewed a little with the low inventory statistic. Low inventory doesn't necessarily mean low buy/sell transactions. As most agents that run their business as a business can attest, properties were getting a massive amounts of offers almost immediately. So inventory was low, but its because people were/are buying. It's slowed a little now, likely due to buyer exhaustion and the properties that were bid up are now comps generally speaking. So we've cut out the bottom half of qualified buyers. With skyrocketing inflation it only makes sense to see one of if not the best hedges against it skyrocket as well. The argument that follows this is the affordability index. The giant hole in this argument is Median home price is updated monthly but the average income is based on census or yearly data. Once again, generally speaking. Last year was my first year as an agent but my 5th as an investor. (what a time to jump in) I got rookie of the year for SD county - a market that pushed out agents that had way more time practicing in it. This year I've over doubled my previous year 8 months in. This isn't me trying to sound like an arrogant a** lol. But recognizing trends in an everchanging industry is key.

With little signs of backtracking at all. Inflation paired with wildly unbalanced buy/sell demand honestly makes me believe they could continue rising.
