Hello all im sure now that most of you have heard of the talk around the Traced Act and how it will impact some businesses. while this post is more so an informational its also a question to some, even though nothing is set in stone, im just wondering what will you do to overcome this obstacle(investors/Real estate Agents)? From the sound of it and this is a short version is that carriers will make you register your number and they are cracking down on text blasting and rvm's. 

OK I’m finally taking action but my only problem is knowing what’s the best areas to look for deals and how would I go about doing my research? What criteria should I use? I would like a good cash flow areas for buy and hold,fix and flip, and very investor active!

I’m in the Midwest (St. Louis) which I hear is a great place to get active.

I’ve been researching on creative investing strategies I must say it’s opened my eyes to so much more in real estate. What are some creative investment strategies that you use? Would anyone be able to lead me in the direction of some good courses and reasonably priced ? Just trying to expand my arsenal of weapons!

Hey guys I’m just wanting to respond I know I’m a little late but like previous post have stated North County is a big area they consider Baden to actually be the north county and in my opinion The farther you get away from the city the better( no brainer) so I would consider rents, tenants, and just general prices for homes based on that. With Spanish Lake it’s definitely some hit or miss neighborhoods anybody investing in that area should definitely do their due diligence. 
Average salaries  25,000-35,000 per year for tenants (opinion)

Scale of bad to good, for schools close to that area 1 Riverview Gardens 2 Hazelwood east (Spanish Lake)  3 McCluer 4 McCluer North 5 Hazelwood Central
