Hi BP community: what content do your business cards have (other than your name and number), the ones that you leave with other people letting them know you are an investor buyer (at doorknocking or networking)? Thank you.

Hello BP community, what is the best way (and wording to write) for raising rent?

Thank you.

I used professional photography before as well and it's a good investment, drives more internet traffic to your listing. Perhaps you could give that a try.

Thank you very much @Kyle J.

Hi! I have a prospective tenant who submitted his application today, he told me his employer (not a national company) will be paying for his rent. How do our BiggerPockets landlords here handle screenings on that?

It's easy to screen the tenant using his income but if he's not paying for his rent, it is his employer paying for his rent, I can't possibly ask for his company's financials right? I feel that'll be too much.

Thank you very much.

Hi, I've noticed repair costs (HVAC, appliances, plumbing, electrical) would incur and accumulate over the years, so I've purchased home warranties thinking that will save over the long term and also give peace of mind. However I've noticed the contractors that sent by the warranty company are not very competent, sad to say.

I would like to ask if any other landlords here purchase home warranties, and if not, how do you budget for your future repairs that would come up?

Thank you very much.
