Silly question, but why do you need buy side agent? You are putting yourself in a disadvantage compared to people going directly to the listing agent.

Sorry, typing on my phone: hit wrong key. As I was saying, everything is negotiable .  People who say that buy side agent are free are insane .  you are paying for all of it at the end. that is one of the reasons commissions in the US are so high .  I do not know of any other country with similar structure .  Not sure everyone here is sincere , but I am happy to have a leg up over competition .

In short: i never use buy side agent and always have an advantage over competition. Here how it works: for the properties that have multiple offers the listing agent sells to me because of double commission . It happend at least 5 times over the last 3 years. For the properties that do not have competition (my primary that was a bit on an expensive side) I just negotiate a credit from him. Got 1%. remember

Buy yourself and transferred to LLC later. You will break the terms of Mortgage, but the bank will 1) probably will never find this out or 2) will not care as long as you asking the payments .

In my experience the reason for the offers not to reach seller is because a buyer using his own buy side agent. I never do that, and my offer are usually accepted. Go directly to the listing agent, spin the best story possible ( experienced investor/buyer, lots of cash and so on), and do the deal. He/she will not beleive you buy would use this info to damp other people that came with the agents. Now, if there are other people talking to the listing agent directly you might have a problem and would need to increase the price or something.

Jeff, so your view is they are unfamiliar with the process and underestimate the time commitment  involved, right?

David, To summarize, you think that FSBOs are of two different types: people who misprice their property and want too much money for it or just desperate people in need of money. Is that right?

I am developing a service to help people sell their properties without engaging a listing agent. As I part of formulating my marketing strategy, I want to understand how people perceive FSBO. I would appreciate BP members input.

Let' say are a buyer looking at a listing. What are two things to come to your mind when you discover that it is FSBO?

Let's say you are a seller thinking about selling as FSBO. What do you think the buyers will think when they look at your listing?

Buyer will pay it anyway. It is his/her money. The trick is to make a buyer want to pay. This is only possible if and when he sees and wants the property. For some of the buyers agents are gatekeepers. So , promise the agent commission and try to run the auction.
