Good morning BP family,

I'm currently in the process of closing on my first commercial property. Over the last year, I will have been trying to get a better understanding to the appraisal process for commercial buildings to include: reviewing the cost and income capitalization approaches. I was hopeful that I would be able to use the appraisal from this purchase to help with analyzing properties in the future. However, the appraisal just came back, and they used the sale comparison approach. :(

Are there any property appraisers or experienced real estate investors who are willing to share their insight on calculating the value of commercial property? My current focus is 5-10 unit buildings. I would really appreciate it if someone could share appraisal that you have had on your properties.

I'm close to securing a contract on 4 unit property in Middletown, OH. Can an one prove recommendations for contractors that will service this area. The property just need moderate rehab, but I may try to add a room in each unit.

I'm not local, but I do make frequent trips to the area since I own property there and most my family is still there. I have been checking Craigslist, but I haven't had any luck there yet. Thanks for the advice.

Hello fellow investors. I'm looking for tips on finding off market deals on the MS Gulf Coast. The market here is very hot right now and any deals that hit the MLS are under contract within 24-48 hours. Any suggestion would be appreciated. Has anyone had success with direct mail in this market?

Susan Maneck what are of jackson do you invest in? I have family there and I have considered investing in the area because of cost of properties, but I know there are some D neighborhood within Jackson.
