@Doug Caminita

Levi Mills is a great local realtor who focuses on investment property. Very friendly, responsive and has extensive market knowledge (mostly in the fort worth/Arlington area). He works with in state and out of state investors . He also works for a turn-key company so very knowledgeable in buying distressed property, rehabbing and renting out. He helped me close on a duplex a couple months ago and put me in contact with some great local contractors to help with the rehab. By far the best realtor I've ran across so far.

Please message me if you'd like his contact info. (you can also check him out on realtor.com)

He works with out of state investors (he helped me close on a duplex while i was away. Even did video walk through of the property so that i knew exactly what i was buying). He also works for a turn-key company if that's something you're interested in.

Hi Joel

Do you have a email distro that you typically send advertisements like this to? I would love to be added.

They are offered at most backs and mortgage companies, just ask and they should be able to tell you more about it. Check out the following website for info on the program and available first time homebuyer grants.

@Juan Rosado this sounds like a great plan. Something to think about... if you can/are planning on living in the property for atleast a year, you can purchase a multifamily using an FHA loan with as little as 3.5% down. That should get you into the investment world a little quicker.

I have been working with Prime Property Realty that is based in FW. Heard alot of good reviews about the company and looking to try them out. I havent purchased from them yet so i cant give any personal reviews. Either way, I think they are worth looking into. Hope this helps. Here is their website http://www.primepropertiesrealty.net/

Hi Markus

As you may have learned, Biggerpockets is loaded with tons of resources. Check out the following link for a buy and hold/rental property calculator that will allow you to plug in a few numbers to see how the property cash flows. Hope this helps!

Hi I just got prequalified for the FHA and I know the order you proposed wouldn't work. The FHA is for first time homebuyers (or someone who hasnt purchased in the last few years) so you would have to do the 4-flex house hack first.
