I'm a new wholesaler and I don't have a RE license or LLC.

I found an agent who was able to give me information to off market properties in the Bay Area but he said before he gives me the info he wants my company name and address.

I do plan to get an LLC after my first deal but since I don't have one I'm not too sure how to respond. Is the request of a company name and address normal? I informed him in our original conversation that the contract will be assigned to me and I am looking for properties for my buyer.

I have a buyer in the Bay Area and I agreed to JV on some deals in LA.

I trust that my Bay Area buyer is legit but how do I know if the person I JV with is legit. I found them through an investors group on FB including my buyer but I don't know how to be sure they won't take the information I have on my properties and run off with them? This could potentially be my first deal and unfortunately I have no mentor to run it by just to make sure my ducks are in a row.

So if bandit signs are illegal what other type of marketing have you seen? Would Craigslist be a good way to market?

I’d like to wholesale a home in my area but have never wholesaled before.

The home is 864 sq ft, listed for 27k in a neighborhood that is up and coming. The only thing is the home is being auctioned on come December. The comps from the last three months are 210-300.

Experienced wholesalers is this something to pursue or leave on the table?
