Hello everyone, 

I am in the middle of a deal right now I was hoping I could get some insight on the best way to structure it. My friend and I are looking to go into buying a townhouse together from a lady that wants to release it back from us. We are going in at 355K and she is willing to pay 2500 in rent. Based on how much she can pay in rent with a 4.5% interest rate what would be the best way to structure our downpayment. Put enough so rent covers mortgage or put more down to cash flow, 30 year mortgage or 15 year with more?? Thank you.

Hello BP community, 

Our team is seeking a great general contractor for a new build here in San Diego, we are looking for licensed and insured (insured up to $1,000,000) contractors. We are looking for highly motivated and responsible adults to work on a permit and plans ready from the ground new build. It will be a 1,500 sqft house total add on from an existing 800 sqft foundation on a 7,000 sqft lot. Demo is complete and ready to build!!! Let me know if you or someone you know has the capability. 

We have many projects and will have future projects in the San Diego area so there is potential reoccurring business for you.

Awesome, that would be great more the better. I'm was born and raised in Chico. I am in the San Diego market but want to get into the chico market as an investor in the future in Chico.
