Totally agree with @Blake McWilliams to ask this question. To dovetail on this point, on the spectrum of investor friendly agents (that also invest), the better agents will want to know they are using their time wisely. You're discovering if they are the right partners and they will be questioning you in the exact same way. Show you're qualified and sell yourself: Know and share your criteria, how you're purchasing (debt vs equity)? do you have lending relationships? what do you need from the agent? deals on/off market, contractors, property manager etc.? 

Essentially, 1. provide your investing thesis 2. show that you're serious and ready to go when the right deal comes along and 3. what exactly do you need from them. With this, they should be able to guide you down the right path.

 Are you selling? will you have a net positive return vs selling it as a 4 unit? mid construction on a condo conversion in DC, it's a heavy lift

 FYI Dominic, the resident had been in the property since early 2019 and ran into issues in 2024.  They hired an attorney who was skilled at assisting them stay as long as possible.  Unfortunate.

you can do all of this on market and sell "as-is", minus the agents commission, sharing closing etc. BUT the point is...

do you think you or the agent will sell it for the highest price and provide higher net proceeds to your family member? 

I have no hate towards wholesalers, quite the contrary. There's certainly a need and a place for them but imo this is not it.
