what's the price you're looking at? we have a development in this area that should be completed in the next 6 months, 2 units.

The fees are about market rate for PM companies although the repair is a little high imo - the issue sounds like they procured a bad tenant. It could just be bad luck or improper tenant screening.

the answer is almost always "it depends"

is your LP an opportunist or not, what's their risk profile, what returns are they looking for?

there is no such thing as a one size fits all

some may want to venture/partner with you in the acquisition, rehab, stabilization, and sale/refi and for this should see higher returns.

others might want nothing to do with you but buying and 100% owning the "turnkey" investment based on their DD and underwriting.

As an LP my thesis will be different from other LPs. There is no shortage of private equity offerings, and the aforementioned vehicles. I would underwrite both options, I would look at commercial syndications, etc. but most of all DD on the GP.

Perhaps reach out to leasing agents and property managers in your area? The value a great manager brings will exceed the cost especially if you're not local.

LTR, STR, Flip?

What's your buying criteria?

Are you financing or all cash?

Creative deals or traditional deals?

Go through the formal eviction process, hire an eviction attorney. I wouldn't make rash decisions without engaging with an attorney. Some states have a legal process for left over belongings, post eviction.
