Easy....house hack a duplex and save up to purchase a SFH primary residence so I could rent out both units of the duplex. That is the cheapest and quickest way to have REI.

edit: Make sure your SFH is a small 1000sf ranch with 3bed/1.5+bath. when you're ready to upsize, keep the SFH as a rental. Boom, you now have 3 sources of passive income that are covering your new mortgage on the bigger primary residence. Then get a HELOC and buy a 4th. Wish i knew all this back then.

I'll dive in with my first post here. My wife is a realtor, so I know from experience that the work you are putting in now will take 30 days at a minimum before you see any returns. You have your steady income taken care of with your realtor business, so you would benefit from a quick source of income (buy and refinish old furniture to sell on fb marketplace, handyman services, flipping xyz for a profit, etc.) and a long term investment source of income (rental properties, etc.). Pretty much everything involves communicating with other people, so slip in that you're a realtor and grow that business while you're at it. Also, volunteering your time for charity always feels good even if it doesn't produce any income.
