I think more detail needs to be provided, such as is the basement finished ? Are their any real bedrooms in it with windows in case of a fire? Do you have a door that could access the basement ?

You could possibly do short term rentals. That may be lucrative depending on how close you are to downtown Frederick. That area always seems to be visit with events and all. I don’t believe the state of Maryland has an excessive drinking clause in its laws.

If you have the capital you could turn the basement into a 1 bedroom apartment with kitchenette. You could add a inexpensive pullout bed and advertise on Airbnb, Home Away and VRBO. That would definitely add some add some value to your place. Good luck in your journey.

I would choose Deanwood in this case, the development has not started East of the River yet in DC. That area is still very high in crime and underdeveloped not to say. That their is no opportunity, just that it has many challenges. The Deanwood/Kenilworth area is flourishing with new development flipping and buy and hold opportunities. The metro access is always a great thing to have when choosing areas in DC.

I was wondering have you attended any seminars or purchased any program, will your Fiance be participating in helping you. I know it’s still a lot of opportunity in Baltimore, but will you be investing in DC and PG as well?

@Danny Barrera Hey have you actively started marketing yet, may I ask what areas you plan on targeting. It’s funny I was googling about contracts as well. The whole DMV area is a hot market as you probably know.

Hello Daunte although I am new to real estate investing myself. I have read a lot of books, watched podcast and have learned a lot. I personally think if you want to start on investing. You should try purchasing a duplex or quadplex. I’m sure their are plenty of properties that would match that criteria. In your respective area. I would also evaluate your budget, to save and try to generate more income. In regards to any side jobs to help. Your endeavors into real estate. Once you have your first property in play. Then you can work on the next. I wish you luck.

It seems like it’s a lot of opportunity in Hagerstown. I see a lot of opportunities to enter into a duplex, or quadplexes. In the area, just not sure about the job market and growth. In that area. Good luck
Do you intend on self managing or will you hire a pm? I think the Raleigh/Charlotte/ Durham area. Is a great area to live in, I’ve been to NC several times and love it.

Wow, That's very good Zach. May I ask where are you taking the classes at? I am looking into the same entry way. My own viewpoint would just to be find a way in which you could add value to a mentor. I think definitely joining a team learning the business, and finding an agent. That you could assist as far as holding open houses, asking questions and learning from. You also have to be able to self market cold call, door knock and do whatever it takes to gain clients. I wish you good luck in your journey.

No, I appreciate all the detailed information. I think the Frederick,MD area is very similar. I think the difference is that the downtown area offers a lot. In the aspect of all the bars, restaurant's and other things to do. I've seen homes in the Market St area sold for under 200k.Then rehabbed and relisted for 400 +. Their is definitely a lot of activity with owner occupants purchasing. It's a great area and safe, but still enough of a city feel without. The traffic and Crime of DC.Once again thanks for all the info.
