PCH Property management - I've used them for the past 10 years for multiple properties. They've done a good job, affordable rates and tenants have very positive reviews about their experience dealing with PCH.

 Is at easier or harder than you thought? You get calls or messages on middle of the night you have to reply to right away? 


 Easier. We use Hospitable to automate a number of the messages. We do our own hosting and we are both full time processionals in busy careers - teaching and medicine. Also, having a well put together check in guide with videos on how to use the hot tub or shower, etc that guests receive ahead of time helps answer most of their questions.

Are you renting by the room or the whole home to the travel nurses? I have a duplex near Kaiser North in Sacramento. Would be ideal to rent to travel nurses. I have not pulled the trigger however on doing mid-term rentals.

Red hot right now. Deals are there but harder to come by. Look fir off market deals.

I just finished a full remodel of a 4/2 SFR in the Arden-Arcade area of Sacramento. The home had 2/1 addition done in the 80s. I basically closed off the addition to the main house, did a full remodel (roof, floors, windows, electrical, plumbing, etc) and separated both units through Sacramento County. Now each has a separate address and utilities. They rented very easily and the cash flow is great. Permitting and getting the ADU address separated from the main house was a huge hassle. Now I'm refinancing to pull my cash out and the appraiser won't appraise the ADU. They say that they are not required to appraise it. Huge battle with the generic appraiser quicken loans sent over. They just have no clue what to do with an ADU since there are no good comps available. Word of warning: Appraisals can be very challenging in Sac and in the Bay Area when an ADU is involved.

I did not add any sq ft to the property. Just split the house down the middle and created to residences. the smaller of the two being the ADU.

The appraiser says that because they do not connect they will only take into account the sq ft of the main residence. upon appeal they assigned the ADU a value of $15,000. The remodel alone cost much more than that.
