We are looking at some perspective properties that just came onto the MLS system. They seem like great deals after we ran the Cma's etc.
Problem is we are unable to make an offer because of some waiting period that holds off investors for around 15 days (not sure exact amount of days).

Is there anyway around this?

What is this process called? I heard of it before but having a hard time finding more info about in.

Possible properties are in NC.

Any thoughts are appreciated.

As to the original post,
we are in the same waters and looking for more options. We are starting to look at FSBO's and other options rather than agents with MLS listings as they generally become a bidding war if a good deal pops up on there. Also there is so much sifting required through MLS listings it can be very time consuming.

After the chat that zillow is not the most accurate, why does it seem so many people continue using it. I myself find it quite easy to punch in an address and pull up a map with the surrounding homes (they may not be correct though). But it gives a good ball park to either look into a potential investment further or to drop it.... I am told that ZIP realty is big from comps in Atlanta!

Yes you are right Steve about active listing prices vs. sold prices. My goal is to figure out quickly when I receive a lead, what is a good deal that meets our criteria and what is junk. Is nice to throw in an address and see some values come up. But you have to have some knowledge on the background of where these values are coming from I suppose.

Yes, cover you behind at least by fixing the fence, when that is done its in "natures hands" you can only be so prepared when a freak storm/attack will happen. Fix it and move on dont loose any sleep. Discuss your concern with the boys next door, im sure there dog will be fine.

I do agree as well, in the end, you decide whats best. John its good to know that the comps are closer while the estimates are off in zillow, Ill keep an eye on that. Has anyone use listing sites such as Keller-williams, remax, etc, for comps?
