I've been looking at Stamford, Connecticut a lot through realtor and recently starting looking at Knoxville as well, because of an interview i did with Steve Goldman at our YouTube channel.

You have ask yourself if there are good prospects for this property in 10 year time.If not, you pass, if yes, go ahead.

Don't put all your money down. Leverage so you could increase your returns and keep available cash at hand.
