Post: old direct mail leads/ working them as an agent

i have a bunch of old leads from when i was trying to wholesale homes.  Much of them i talked down on price a good amount...  

Now that i am an agent i am going to try working those leads.  How should i go about it? 

I have most  of the info on the house, so how/when should i ask if they want to list? should i ever ask them over the phone if they would want to work with an agent like me? any scripts for real estate agents?

PS: if you dont think i should ask if they want to list with me over the phone, how do i qualify my leads to make sure they are worthy to meet with in person?

I'm a newly licensed agent and have been in the investor field for about a year now.  One thing i have learned, is that Cold calling is AWFUL in the investor field.

Working in the office, agents are all about it and they teach us to cold call.  Is finding leads for listings a lot easier then finding leads for investing?

what are some better ways for me to generate leads rather then cold calling?

PS: i have a bunch of leads for when i used to send a lot of direct mail that i am hoping i can capitalize on as an agent.

i recently got my real estate license and already signed with a company.  I was wondering if there was any way i can work through my local church for free? Do they move a lot of people around where i could buy and sell their property for 0% commission?

as a new agent which one do you think i should go for? i interviewed them both three times and i am really torn between the two...

KELLER WILLIAMS - everyone says KW has a lot of expenses but whenever i ask they tell me there isnt much except for $80 monthly. higher commission, cap out at 25k and then i get 100% commiss. One thing i dont like about KW is how hard they are trying to recruit me. They tell me not to interview anywhere else because "they are the best and there is no point".  Everywhere else says, "check out who everyone and then come back to us". KW has that whole pyramid D.R.I.P thing  going on where they get some of my commission or however that works....    How hard is it to get going at KW as a brand new agent? to get my first listing and to continue getting listings to make money?

MASIELLO-  I dont really have much against them.  They pay for everything, but they take a lot of commission. all the referrals that they give you, you need to pay even more commission. 

KW looks better, but i just think they are hiding something and i am hoping someone can further explain anything i may be missing.

any advice helps

i just passed my real estate license test today  so now i am looking for a broker to work for. is it bettter to work under a large company? small? does one offer more commission? is it just solely for training? 

I want to continue flipping houses if that means anything.... would one firm be better than another?

what should i be asking when checking out these different places to work for?

I was thinking about the costs of marketing these days and was thinking about investing in some homing pigeons to send my letters so i could get a better ROI instead of spending it on postal stamps

where do i find listed apartments that are going for that much as well? is there a database anywhere?

i've looked at loopnet but i cant find any others
