Sorry I didn't respond sooner. My previous info has been updated. Bottom line is; If you owe taxes on your 1040 the $8K credit offsets that tax-net $ back to you. If you are owed a refund-The $8K is added to that amt. Ex: Refund $2K IRS will send you a check for $10K. Owe $2K-IRS will send you a check for $6K! One question I can't get answered however is: Will you have to treat the Credit$ as Income on the following years tax return??

Old Tax Credit $7500. Dollar for Dollar Tax write off on your 1040 against taxes owed. Can't file amended return. Your stuck and must pay it back over 15yrs.
New Tax Credit $8000. No payback required. It is not a rebate!! It can only be used to offset any Income Taxes owed. If the buyer is getting a refund they can adjust their withholding (W4) to reflect the percentage available each year-thus more money will show up in your paycheck.

Assuming you have done your due diligence as to use etc and feasibility. I would Control It with a long term Lease Option to buy. That way you always have an exit strategy just in case.

Another perspective from a Buyer Agent/Investor. Forget about price for a moment. Who is your target market Buyer? You have a somewhat unique property with special features. The buyer I would bring to see your home would be pre-post Retirement. 2nd home buyer looking for perhaps a future Retirement home. A vacation property for Rental/Tax write-off. The MLS listing should also be put into Vacation, Rental Property etc. How about offering Great Terms. Seller financing or Lease Option etc. Put the Video on a few International buyer sites. Think outside the box. Your agent sure isn't!!!!

Curious to get opinions here? I'm currently working with City here in Ca. to develope Infill highest best use properties utilizing Green Manufacturers of Panelized homes. (not modular) Stick built in factory and assembled turnkey on site with Solar panel photovoltaic shingles. Each infill build unit will be totally energy efficient inside and out. What do you think? Can units be sold for a premium? What are your thoughts? I'd like to network with a few experts out there.
