As a Agent/nvestor-I specialize in finding Buy&hold cash flowing properties for my own portfolio and my Investor clients. My question is: What are you looking for in an Agent. If you just want access to the MLS go to any Realtor website-It's free access. You could however, package and sell your expertise to a few RE Agents who are still waiting for a call back from the Lender! Ha! Ha!
Don't forget about L/O's with Probates-they work great when the family/heirs don't want to or have to sell to pay fees and estate taxes.

After reviewing numerous Probate Programs over the years, I found that most of them lacked the necessary educational skill set training, one needs to be successful. The programs mentioned here fall into that category. My evaluations were made based upon my previous career years within the Financial/Estate Planning Industry. My choice is the Diamond Farming Probate System by Gary DiGrazia. He's a 30+ yr RE Broker who is ethical and highly regarded as being the expert in the field.

Your all making great comments about Self Directed IRA's. They have their place for some clients. However, The Ultimate Plan for RE. Investors is the Solo Roth 401K.(Self employed bus owners) Don't need the LLC, Don't have to worry about UBIT etc. It's not only a Self Directed plan but it's Self Managed-no outside custodian-You are the custodian. You also, can rollover all other IRA', s Keogh's, Sep's, etc, into one plan. You can also legally combine your IRA with your Spouse's IRA.
The other outstanding feature is that you and your spouse can take out private loans up to $50K ea. and use the money for anything you wish.

For those who use a E-Fax 800# or would like too. MyFax.com now has a Voice mail service. Canned or live. They give you a 800# and link everything to mobile and your virtual office.

Forget talking to a CPA, unless they have a complete understanding of taxation as it applys to Self Directed Retirement Accts. The codes and rules are totally different.
The Solo 401K is the way to go because you don't have to worry about debt/financing, flips or wholesaling. With a Solo K plan, it's not only self directed but it's also self managed-meaning you become your own custodian. Once the plan is set up, you (husband&wife) qualify, can rollover all of your IRA's/401K into one plan. You can also take your RE business profits and contribute back into your own plan. Each participant can also borrow up to $50K each/tax free and use that money to buy Investment Properties. The Solo K plan was passed by congress back in the 90's specifically for small sole prop. business owners. Up until now, it's been the best kept wealth building secret of all time.

I agree with Will totally! Too many Investors have been told that Realtors are taboo. Everybody wants to take us out of the equation when in fact I have every valuable piece of information you need sitting right here on my desk. Not to mention access to properties that never get on the MLS. My Investors get them first. So go find an Agent/Investor to team up with. We're not easy to find but we're out there. Good Luck.

I respect everyone's opinion here, however, my suggestion is to never formulate an opinion about the experience of another Investor based upon one's own expertise. Who better to offer terms than an Investor/Seller? Seems to me from your info, that this Investor/Rehabber is somewhat inexperienced in that he didn't have the buyer in place before he purchased the property. Now he has turned to a agent who also has no buyers ready and has listed it on the MLS. Call the Agent-find out everything you can about the seller/Investor first. A few probing questions should give you an answer to your question?

The one downside to Self Directed Accts is; No depreciation tax advantages. However, the other benefits far out weigh any negatives. Before you call Entrust or Guidant about a Self Directed IRA. Consider, what is, in my opinion the Ultimate Pension Plan for Real Estate Investors and Self Employed business owners. Solo Roth 401K! [REMOVED]
