In my experience banks don’t really like to do these deals unless you have a lot of experience and/or a high net worth. However this is the bread and butter of hard money lenders. Two large operators that I’ve worked with are LendingHome and Lima One Capital. If you submit a property on connected investors, you’ll get several responses from others. I’ve read on these boards that you get scamsters from connected investors but those posts were a couple of years old and that hasn’t been my experience.

I have a property under contract to fix & flip. 2840 Ripley Ave, Jacksonville, FL ARV is about $150,000 rehab about $25,000, purchase price of $87,500. Seeking private or hard money for funding.

I am an investor in Jacksonville, Florida and am finishing up my 7th & 8th flip and about to close on #9.  I'm ready to ramp up my marketing spend and increase the leads I've got coming in and move into wholesaling in addition to flips.  However, all of my capital is tied up in my current projects so I'm seeking a financial partner to fund the marketing budget and split the profits.  Anybody interested?

I am under contract to buy a house subject to the existing mortgage.  This is my first subject to deal.  I'm wondering about the due on sale clause.  I've heard from several investors that banks virtually never exercise this clause and demand full payment.  My question is why not?  If the original borrower that they underwrote sells the house, why don't they demand payoff?

I've flipped a couple of houses and want to do more but am having trouble finding houses to flip. I've heard that direct mail is the best way to find leads and sent out 2,800 postcards and only got one phone call. I also have a website and am doing google AdWords to send traffic to it. Have gotten a little bit from there but not nearly the volume that I want. Have submitted dozens of offers on homes on the mls that my investor friendly realtor has found with nothing under contract so far. I'm getting a little disheartened. What actually works to get houses under contract? Thanks for your help.
