In the past 3 months, I've seen several new investors refi their first BRRRR deals. They're started off well.

The sale argument tends to work for the schools, just not investors.

We use comps, property photos, condition reports, purchase/rent concessions, and more to support a more accurate value. Increased vacancy and expenses (common for properties I buy) would certainly impact the property value.

Unfortunately, I've found that sometimes I've overpaid for a property because I overlooked some serious maintenance/capex/tenant issues, and I haven't been able to correct them in the year purchased.

Ah, gotta love it when the school district does that. They track single family houses for large differentials too.

I've fought back and gotten a couple partial wins, and one where they backed off and dropped it entirely.

Even though the hearing is "informal", treat it like going to court with biased judges. They tend to like higher valuations as it increases the county revenues too.

The worst of the frustration is they tend to side with the higher valuations more easily, because "That's what it sold for". But if you buy a trashed property "It's worth more than what you paid" or "It wasn't in the MLS".
