We require an application to show the property!  After the rape, confinement, and murder of real estate agents in the last few years, this policy was enacted for the safety of our agents just as we require a pre-approval letter to show a home for sale.  Private showings require an application or pre-approval letter.  No agent should be alone with somebody that the office has no information on.  This has worked well for us with very little push back after we explain the reasons.

Great Location! Conveniently located close to Kokomo high school and centrally located to everything in Kokomo. The inside of this home is bright, cheery and clean! The home is recently remodeled with beautiful laminate flooring in the kitchen and living room area. The bedrooms have brand new grey carpeting. The kitchen has updated appliances with a tiled backsplash and freshly painted cabinets. The bathroom has also been remodeled. The back yard is large and fenced in. Home also has a single car garage with bump out.

@Jay Hinrichs yes I am actively renovating a SFR in Kokomo right now and have several rentals in that area. I have found it to be a good fishing spot albeit not as good as 2009!

I live in an Indianapolis suburb and I choose to purchase houses in small towns north of Indianapolis due to lower crime rates and lower property taxes.  I also like to see some equity appear after the rehab without cancerous neighborhoods bringing down the value.  The rental market is fairly hot in these area's and I have not had any problems filling homes with tenants. 

@Eddie T.  First of all I directed him to the NYC secretary of state website to find out the information that would walk him through for his state requirement.  Even as simple as it is here in Indiana to setup an L.L.C. many attorneys charge upwards of $1000 to do it for you and I am sure that an informed individual can do it cheaper if they know the ropes first.  Second I would not be so quick to throw stones at everybody.

We have all been there.  Removing the curtain that covers your eyes is the most important step and doing that while you are young is even more important.  I did not start until I was 36, so you are ahead of the curve!
