Taking the plunge and buying investment property

I've been a homeowner for years and kept the homes I've bought over the years. I am finally taking the first step to actually investing in Real Estate. This site is awesome btw. I close on my first rental property next week (second technically since I rent out my previous home). Got interested in this mode of investing to raise funds for my Son's education beginning in a few months (I know it's a little late but better late than never). Look forward to connecting with the group and hope to transition this from a passive income solution into freedom from an office job.
