Hi @Monish Lillaney, congrats on the soon to be new investment property. I'm not an attorney, so I don't have any legal advise per se, but it sounds like you've done what you can to get them to vacate. You've got an attorney representing you on the closing side who should be well versed in this area, your best bet would be to lean on him/her for guidance.

My question is, why are you choosing to close on 1/31 and not 2/3? If you inherit tenants and they choose not to vacate once you own the property, getting them out falls back on you. As you likely know, evictions in Massachusetts can be costly and time consuming for the landlord. This could range in the $5k-$10k range, per unit. The other option to avoid the eviction route, would be to offer cash for keys, which is still a costly route but can be done relatively quickly.

My recommendation at this point would be to push close date to the next week and do your final walkthrough the morning of closing, that way you'll know with certainty if these tenants are still there or they've vacated.

Good Afternoon All! Just wanted to send out a reminder that this networking event takes place tonight at 6 pm! This is an informal event with anyone welcome to attend. This will take place at the Fours in Quincy on 15 Cottage Ave. I figured this could be a convenient location for those south of Boston.

We will likely be around the bar, off to the right and down the back where this is ample space to stand/sit around. Based off the feedback I've received, we should have plenty of people including loan officers, real estate attorney, CPA's, investors, real estate agent (myself) and soon to be investors. Look forward to seeing everyone!

Hi All, this will be an informal get together at the Fours in Quincy. This could be a good way for newbies and experienced investors to come together and discuss different investing strategies and learn from one another. I haven't come across many of these in the south shore and I think there are a lot of exciting things happening around here. If this is something that generates enough interest, we could plan something like this bi-weekly or monthly. See you on Wednesday, January 8th at 6 pm!

Hey @Kyle Pallanck if the landlord was using a licensed and insured contractor, his insurance would likely cover any damage done to property and or personal belongings of tenant or owners. If not, it should fall on the expense of landlord. Tenant should also be carrying renters insurance. For $300, its likely not worth filing a claim so landlord should pay it out and chalk it up as cost of doing business and have a discussion with contractor to recoup that cost, like someone previously mentioned. In MA, a tenant could make life very difficult for landlord if they wanted to.
