Listings are so more difficult to secure and currently in this market there are so few available and much competition. I'd prefer to try a mix of both initially and see what responses I get back.

Mike/David - I will target the owners also, I just want to get an idea of the volume of buyers after the first few months and then will integrate a mailing catered to the owners.

Francisco - The companies I've been in contact with include Postcardmania and a small marketing firm out of Miami area. I also have not looked at Listsource, but will check them out
David - I like the idea of a guide, that is something I was planning on going for. In this area, there are significantly more ready home buyers than sellers, and a good portion of agents are really working the listings. I want to give a try for the buyer side to start and see what kind of responses I get. I will integrate the listing mailers over the next several weeks as well.
On a side note, I got my professional headshots updated today and our new company website should be up and functioning over the next 7-10 days. As soon as that is all up and running, I will finish design and send out the mailers.

Thanks for each of your responses! After looking into the EDDM more, I think that is the most logical approach for me at this point. Thanks for pointing that out.
Robbie, I probably should have been more detailed in my plan. The 6,000 was going to be spread over the course of 6-12 months. I would like to start by doing 500 mailings per month every 4-6 weeks, and after a couple mailings, hit another segment or tone back the frequency, based on volume.

Hello All, over the past several months I have become increasingly interested in Real Estate investing and sales. I finally went ahead and got my license back in August. I've been on the hunt for my first multi-family property in the Boston area, but inventory has been scarce and very competitive with many cash buyers. I'm trying to build my marketing campaign for 2016 and looking to start with some Direct Mailers.
I am trying to target new buyers as many renters become first time home buyers. I was hoping to get some feedback from other agents who have tried this marketing approach. In addition, how do you do your mail campaign? I've been looking at a few companies to outsource to, and generally for 6,000 units the cost would be about $3k. This seems a little steep, but the ROI could be worth it if it leads to a closed deal or two. Also, has anyone taken a more hands on approach and created their own content, created a database of target audience, and deliver these mailers directly to apartment complexes, Multi's, etc. I am also under the impression that this approach should be done with frequent contact, for possibly as many as 5-6+ times.
I am new to this, so any feedback, guidance, or criticism is greatly appreciated!
