Hey Jeffery,

I was a part time agent when I first got my license about a year ago. I had bought a few houses an hated the realtors I used. I found them to be very incompetent. It took me about 9 months to jump in full time and I love it. I work at Keller Williams and really can't say a bad thing about the company. Now I work with a handful of investors, invest myself as well as have a bunch of regular buyers. The flexibility, opportunity to make a bunch of money, and I find it very exciting/fun. 

As an investor, you get to look at properties once they hit the market and not when your realtor has time. Just that, along with having way more information available to run comps easier makes a huge difference. Feel free to send me a message if you have any questions.

There are plenty of great property managers in CT. Look for someone that is local to where you are buying the property, that you get a good feeling that you will enjoy the experience working with them, and they are reliable.

I'm an agent, so my answer might be a little biased, but I don't think it really helps. The agent doesn't pick the offers, and the seller has already signed a contract to give x amount of commission. If there are to offers that are exactly the same, MAYBE the agent could push the owners towards the agent-less offer. If I were a seller I might be more inclined to pick the offer that has an agent to ensure the process went smoother and was more likely to close.

Also a good point from @Michael Noto. I believe there is a discount if you are a licensed contractor.
