Cody L. That's what I was thinking also. Anyone can go on saying that they're a REI and never do a deal or at least haven't up to that point.

Mitch Messer Thank you for the response. I am currently getting my wholesale system in place and looking to make a purchase for house hacking. I'll do re-habs and eventually get into buy and holds. Commercial is definitely something that strikes my interest once I get comfortable and have my systems running smoothly and understand the process more thoroughly.

Hello BP family. I am so excited about this new chapter in my life. I believe I've found a new passion in real estate investing. Although I've yet to do any deals I am full of knowledge in various aspects of REI. I learn something new everyday from podcasts, audiobooks, blogs, etc. So thank you all for your contributions to me and thousands of others knowledge base. I am coming to you guys today for your opinion. I wanted to get your opinions on when you think is the right time to consider yourself as a real estate investor. I sometimes introduce myself in such manner now, but am I wrong since I haven't done any deals? I'd love to hear everyone's opinion.

Kitchens and bathrooms sale properties in these areas. Nice sinks and faucets in both kitchen and bathroom are a must. Adds a lot of value and not too expensive to do. Not familiar with the area, but a more modern look will definitely bring in the right people(at least in LA). Nice curb appeal, nice porch lighting or something like that. That's my opinion and I'm just speaking from a perspective on the LA market. Hopefully it helps out, wish you nothing but success with the process.

Steven Mitchell I can name a few for you. -door knobs/ change locks -lights and fixtures -have tools for small plumbing issues(a snake for small clogs, extra valves for toilets, etc.) -replace broken screens on windows(if applicable) -you can even go as far as keeping up your own landscaping if possible -it's pretty easy to change out closer doors or door hinges(just a couple of screws l) -just keeping general tools around in general is a good practice I learned by using YouTube on many concerns. It really does help. Best of luck to you.
