Hey Brian O'Neill,

Another option is you can pay cash for the new-build, then refi in the future when *hopefully* interest rates are lower. This of course is a more conservative approach, but it will also allow you to see where the markets going before committing to something.

Here in Central FL, we just got a 30% truss reduction, as well as a lumber decrease. But don’t foresee many of the other trades lowering their prices simply due to the lack of labor.

Hey Bryce Wolfe,

Typically, Air Bnb is more lucrative. The only issue is that it creates more of a job for the investor. With STR, there is significantly more turnover which usually leads to more issues. Finding a great management company should make that process easier. At the end of the day, it depends on what you're comfortable with. I personally prefer LTR simply because theres less turnover & issues, but I also self manage.

Usually it's more beneficial for an investor to get their license. Especially since the process isn't too time consuming or expensive.

I recommend lowering rent. You'll likely lose more money letting the unit sit vacant than you will lowering the rent.

Hey Thomas,

I always go with adding a washer/dryer to my units. Now having one usually lowers your tenant pool significantly.

Is there a service that helps out-of-state investors get set up properly with paperwork in FL? I have no clue where to start. Someone that has the experience would help me greatly. Thank you. 


 Im not too sure, I would ask a lawyer who specializes in this topic. You can probably find one here in BiggerPockets.
