According the trulia, most crimes per area actually happens in the downtown and more dense areas of the city.

@Corey Miller great place to invest IMO.

1) nearly 60% of Chicago residents rent housing. 

2) when there is a shortage of anything, it creates higher prices (rents). Supply and demand!

3) Chicago is still a top tier city in regards to commerce, population, education. 

No Chicago is not perfect! My 2 cents

@Jamil Rivera always best to form in the state the income is generated. If you form you company in Texas, let say, if you ever need to go to court, you have to travel to Texas. Also, you owe Texas taxes for IL income. (as an exAMPLE)

@Jimmy M. Honestly you cant put a price on comfort. However, My idea of a house hack is you live for free or near free. When i house hacked my monthly expense after everything bill, was $100 month.

Here you are essentially just offsetting half the mortgage with another unit. if you face eviction issues or tenant vacancy you no longer hack your living. 

I suggest looking more south or west of the loop for better value vs. rate of appreciation. also, numbers work better on 3-4 units for  a true house hack.

@Sunil Sharma if you use auction.com title company they provide the title insurance . I would always ensure the title is clean!! You can not flip it/sale if the title has liens or other issues.

@Edward Kuk The cash flow is on the south and west side of the Chicago. 

Appreciation wise, North side is still a safe bet, but the rate of appreciation is higher out south in certain areas (60653 and 60615 for example) and cash flow is why I focus there.

I do own in west ridge and edgewater, as well!!  Good Luck!
