@Xavier Wilson I use rentometer.com for market rents. very detail info via the pro memebership. example houses vs apartments rent rates.

for Section 8, it should be close to market rent but check out http://chicagoha.gosection8.com/Tenant/tn_Results.aspx

@Brian Schultz Hyde Park is a great area. Grade A to B+. Check out kenwood, east woodlawn, and bronzeville as well. Values are a little lower to similar but rents are just as high.

As always, BP is the place to seek  wisdom... :-)

Lets assume you make a good salary (very relative, but what ever you think is good), would you take a larger salary and move towards greater career growth or stay in your current situation and pursue a BIG REI deal (relative as well).

Option 1) more $$$ upfront but 2x the weekly hours. Option 2) less w-2 pay, but REI is an ocean

@Ryan Fox With all properties prior to purchase you do inspections and test mechanical. 

I should note, I do own other units in the complex so I am very familiar with the rental rates and property structure. 

I know the pics look bad but it was mostly cosmetic and smoke damage. There was a family living there 8 months prior to my purchase. Someone started a fire in the front of the house as revenge for a family disagreement. Sad to see but the property was is fairly good shape. The fire dept. broke into the walls as a preventive measure when putting out the fire.
