I’d be interested in this.

An out of state estate executor (IL) contacted me if I was interested in buying a house local to me (south AL). He has only seen the house once years ago and had no idea for a sell price. The unmaintained and vacant/abandoned house needs a good deal of work. I sent him pictures of the house and the areas that needed work. Since out initial discussion he does not answer my calls but does respond to texts. Its been 3 weeks since the original discussion. I texted again if they were interested in selling the house. His texted reply was "yes, what's my offer?" I have not discussed a price for the house or the repairs and did not answer his question of what my offer is. I also learned he is not the executor but his wife is the executor and I have had no discussion, voice or text. What's my next move and what's the best way to "deliver" or present an offer to an out of town seller?

What list do you upload into the RVM machine? Absentee owners? Pre Foreclosure, FSBO,, ???

Lydia, that’s a good idea (mail delivery people). I wasn’t sure if some rule prevented them from bird dogging. I thought also of the people that deliver sales newspapers (thrown in our yard) or even the garbage men or people that read the water meter. Thanks, your input.

@Andrew Carter I know this is an old thread but how would I advertise for a bird dog in like Craigslist or post at a college ?

I am speaking with a closing attorney to get them to do a standard double closing. I define standard as when funds from the B-C transaction (me selling my interest in the A-B transaction to buy a property) are used to fund the A-B transaction. This type of closing is not usual in my area. In our discussion we are "close" to agreeing to make a purchase in this fashion but I'd like to show him an example of such a contract because he keeps saying "as long as everything is disclosed" and "as long as the contract is assignable". I have never done one of these myself so if anyone has a standard contract of this nature please send it to me. I looked in the files and haven't yet found a double closing. Thanks
