So let me understand, you are specializing in the Manhattan market? What type of property are you looking for? My experience is that foreclosures in Manhattan are almost never. I dont know about tax liens. 

Condo and coop is defined the same anywhere. StreetEasy lists this address as a 2 family. Are you sure its a condo or coop? That info should be easily shared by the seller.

I would also tend to think its a coop - which cant be used for investment, at least only with lots of restrictions. Could you clarify more on the property type? What area is it in?

A bit difficult to reach with public transport for ppl coming from Manhattan without car. Any chance of another location?

Very interesting read - please keep us posted. I had been offered units with CofO issues and stayed away from them because I cant figure out what the risk is. But that is not to discourage you (further)!  It may all work out fine, who knows.

Trevor, sadly I have to agree. A lot of posts say dont go to collect rent. That is you working for the tenant.
