I don't know about percentages but I have an associate in Springfield MO that uses National Real Estate Insurance Group (they are affiliated with Affinity in KC). I have seen others on BP talk them up too.

Thanks Joel Owens. I will look into the terms of my mortgage and weigh the worst case with refi costs. I have tenants in the house now that have hinted at wanting to lease w/ option but I have been gun shy because I don't know how that will impact the terms.

I have had a sf since 2008 and I haven't really been treating it like an investment. Having read articles and listening to podcasts here on BP I realize that I am not getting the most of this investment.

I am going to reevaluate my insurance premium and needs.

I hear a lot about property taxes but, is there any thing that I can do to lower them, or is it just part of the equation that we shouldn't overlook?

Right now it's financed with an ARM. What are the pros and cons to this?

I'd like to hear your opinions on these matters and any other suggestions.

The first part of the article refers to cold calling. The second half has stats on incoming calls that are hard to ignore.

I was hesitant to participate in the forums because I didn't want to be an annoying newb who asked the same question that hundreds before me had asked and I didn't want to put myself out there when I might flake on this new venture. But the facts are, I wasn't treated like the dummy I felt like and the support and encouragement of understanding members has added strength to my resolve to stick with something completely new.

If you use Google documents you can download different handwriting fonts. Just search hand and script when you "Add Fonts" (at the bottom of the font type scroll). I like Seaweed Script. I am sure you can download other font types in Word also.

James, I think that it would be worth the price to have a local lawyer draw one up for you. I'm new and I am seriously considering it myself ($ doesn't grow on trees). Not only would you have the document, you should get some education by the lawyer when he explains it to you too.

I do. But frankly I'm at a loss as to what to do next. I don't want to tell the seller "let's try this again" if I don't have a plan. I know that there are other solutions but I am limited right now in my knowledge. I plan on contacting a few contractors like Jason Wallsten suggested. I know that in the past the seller hasn't been keen on financing (he owes close to what our contract is for) but he may change his mind after a while.

I had my wife read this and she said "did you mention that he wasn't returning your calls?" If I do come up with something I can swing by his home but that I am sure will probably be a one time visit so I need to have my ducks in a row.
