Thanks for the response.

The ceiling heater is actually a gas fire unit that would pump air in through ductwork. This worries me except I know someone who has installed these before.

The package unit HVAC guy said the trunk would go in about half way, it's a 900 sqft home.

I did search for these answers before asking. But either I'm using the search function incorrectly or it just isn't user friendly.

I'm rehabbing a small home and am considering the pro's and cons of an external package unit v. a ceiling heating unit. Does anyone have experience with either of these?

Also, an investor I know swears the installers shouldn't use any flexible duct work while I know another that is having it installed in his unit now. Any opinions on this issue?

Yes that is her preference. I think that she would move if she could find a suitable place and if she was able to come out ahead when all is said and done.

I have mentioned this deal before: Neighbor needs cash flow, her home is paid for but a reverse mortgage for her small home doesn't give her enough income nor is it worth while with all of the expenses related to doing it conventionally.

Can I buy it and and pay her for it out of... say a HELOC?

Yeah thanks for the input. I know that for comfort, central heat and air are preferred but for a smaller unit a wall furnace may do the trick.

I just came back from the mortgage brokers and found out that without 10% + closing costs I'm out of luck for the time being. As I see it now I need to find a private lender.

That said I have 2 questions about a potential deal that I can do that would involve owner financing.

1. I have a neighbor who is moving next year and she mentioned that she would consider financing the sale. I've never done this type of deal. How would I present it to her and what terms would be typical/fair. The house is 3 br 1 ba in great shape. My house is 3 br 2 ba about the same sq ft and it appraised for $94,000 2 mo ago.

2. If I can do the deal what would be the best thing for me to do with the house. Lease to own or sell?
