I just purchased a sfh rental close by Pcola in Milton. Would like to find a small multi if possible in the area. Are you local? There is a GroupMe chat with other investors I can add you to.

Hey Chris, congrats! I also just posted about something similar today as I will be doing rent by room for my first investment property. One thing I did get advice from my realtor is possibly furnishing the living room at least if you do rent by room to easily attract those who are just looking for a room. I'm looking into the lease agreement to see the difference if any, on how to structure that.

For anyone renting by room, do you furnish at least the living room and if so, where do you go to find furniture that won't break the bank? How much of a difference do you structure the rental agreement and payment of utility bill?

This is for a sfh new construction that I plan on self managing to begin with. Thank you in advance.

@Matt Leber @Jack Bobeck just to clarify, are you all referring to small multifamily or commercial? I've looked in the past for duplex - quadplex but found mainly in less desirable areas from what I gathered.
