@Joel Derby that is correct. You must intend to use it as your primary residence when assuming a VA loan.

@Xavier Toefield I went to the 3 day RAL Academy and was impressed by their resources joining the Inner Circle. If you're just starting out, finance wise, its beneficial to find and purchase an existing RAL then build/convert a property. I'm currently in San Antonio, TX talking to current owners and working on those relationships.

I agree with @Gena Moore and @Bobby Paquette as it's mainly the cash difference in equity remaining that can be a reason why other vets haven't taken advantage of this.
