Hi,

Haven’t posted here in a minute; thought I would check here first before doing any actual research.  I’m currently managing an eight unit property for my parents who are out of the country ATM.

The property is in a busy shopping area in the SF Bay Area with scarce parking, so obviously unauthorized people try to park in the driveway from time to time.  There is one guy in particular who’s there quite often.  Apparently he’s a former employee of one of the retail units who’s former boss gave the OK to park in the driveway.  He seems to come and go as he pleases, going to restaurants and shopping while leaving  his car to clog up our driveway.

My dad turned a blind eye to this since he doesn’t live on the property and nobody has really complained to him yet.  There’s nothing about this arrangement in the Lease that I know of.  I’d like to get this dude outta there ASAP.

I’ve already contacted towing companies about getting some general tow-away signage.  In the meantime, what can I legally do to kick this parasite out of my driveway?  I’m not the “real” owner (yet) but my dad would sign off on whatever is reasonable if needed when he gets back.

Would, say, a warning note saying I’ll call the police next time I see him there be a legit course of action?

This is in San Carlos.

I haven't seen the paperwork, but it sounds like she's trying to get money out my parents more so than trying to stay.

There's nothing she can do to stay anyway, right?  The apartment needs to be renovated (her main complaint, I believe, is the condition of the apartment).

Anybody know good lawyers, eviction services, and good general resources pertaining to the San Carlos area?

Hello,

I help manage an apartment building for my parents in the (not-rent-controlled part of) San Francisco Bay Area.

We gave a woman a six-month, end-of-lease notice (my parents were extra nice and gave her more than enough time to find a new place).  Well, the six months are almost up and she's still putting up a fight about having to leave.  Granted, it's a nice neighborhood and my parents charge low rent, so I can see why.

But we need to remodel that unit, and my (elderly) parents want me to move in there and get more involved in the management of the building ASAP.

What are my options in making sure this lady is out by the end of the six months?  I believe, since I'm a relative of the owners, I can more easily have her removed if I need to move in.  Is this correct?

Hi, I'm new to these forums and was wondering about my first tenant eviction.

Background: I don't own the property, but my aging parents (owners) want help managing it.  The intention is for me to "learn the ropes" and take ownership of the property in the near future.  Phase One is having me move into one of the units (at discounted rent) and have me manage the building from there.

Anyway, we have a horrible tenant my parents have chosen to remove in order to both make room for me and remodel the unit.  She's lived there many years.  My parents keep rents low and are "patient" with renters in order to avoid the hassle of people moving in and out--older people like security, I guess.  

This tenant isn't doing anything illegal, but she constantly fights with other tenants, is always complaining and verbally abusive, and threatens to sue at the slightest rent increase.  I haven't met her yet, but I'm assuming she's trying to take advantage of and intimidate my elderly parents.  She actually screamed at my father in front of other tenants a few days ago.  This despite the fact that her rent is well below the average for the area.  Her apartment is also nice and in one of the best spots in the city.

So, what's the best way to get rid of her?  This is in the Bay Area, California BTW.

Any help is appreciated.  Thanks
