Hello Everyone,

I purchased my first investment property 2 weeks ago and it was unfortunately broken into over the weekend. The thief stole all the tools in the house, some were mine and others belonged to my contractor. I have a couple questions. #1, is it worth having insurance cover the loss for the tools that were stolen? In total, the value of the tools are about $1,500 if I had to guess. While it sounds nice to have insurance cover the loss, I worry about the premium shooting up for investments in the future. Question #2, should I pay for my contractors tools that were also stolen? Question #3, I was thinking about buying a camera to put up at all my properties from here on out, does anyone else do this? If so, any recommendations for a good camera that doesn't need to be hooked up to wifi? Thank you in advance!

I've been looking for my first investment property for a little over a year now and haven't had any luck. I'm currently looking for both fix and flip opportunities and BRRRR opportunities, hoping that I'll have better luck finding something if I broaden my criteria. I've drove around a couple different area's and jotted down addresses and owners phone numbers for my realtor to call, check Zillow daily, and check Facebook group chats for off market deals. No luck. Does anyone have any tips and tricks on finding deals? I know with today's market, a good deal is harder to find, but I'm wondering if there's another method to find deals that other investors are using. I'm eager to get in the game, just need to find something that makes sense before I pull the trigger.

Hello,

I'm looking to buy my first investment property in Palm Beach County, FL, and have been running a bunch of different properties through the BRRRR calculator and this is the first one that actually had a pretty nice proforma. I'm wondering if my estimates are accurate or not. The seller is asking 399,900 and I'm running the numbers based on a $350,000 (I know it's not likely that the seller will sell under asking but it's worth a shot). I'm planning on a long-term hold for this property. Any and all input is greatly appreciated.

Hello everyone,

I'm currently on the hunt for my first investment property. I'm located in Palm Beach County, FL and want to start off my career investing somewhere close to home. I know South Florida is an extremely hot market and most investors would advise to do long distance investing but for my first investment I prefer it being close to home and plan to use it more as a learning opportunity. I was able to find someone to help me make an all cash offer with plans to BRRRR. I've put quite a few deals through the BRRRR calculator and haven't seen too many proforma's that project positive cash flow. I'm also ballparking most of my expenses which could be why they're so high. I'm hoping someone see's a flaw in my report that I can start correcting for future deals. I also understand that this deal may just be too expensive, but this was the most recent one that I've been sent. I'm looking for guidance and welcome all inputs. I'm currently using spotcrime.com to see if the properties are in safe neighborhoods. I'm also using zillow, rentometer, and realtor.com to find comps.

Hello all,

I'm working on starting my real estate investing career but everything is too expensive. I realize we're in a hot market right now but I live in South Florida so everything is expensive in general. I've looked for foreclosures, off-market properties, etc. The only types of properties that are affordable for beginners down here are in bad areas and even those are top dollar. The point of this post is to call out to those who live in Tennessee, Georgia, and Texas. I have been debating moving to one of these states in the next couple of months and wanted to see if anyone had recommendations of good markets to start in in any of these states. Thank you!

Hello all,

My name is Dillon, I'm a 22 year old senior at Florida Atlantic University. For the past 6 months, I've been writing out a game plan for starting my RE investing career. Currently, I'm in the education process but I feel that I am ready to move onto the next step. I'm interning with a commercial real estate investment firm and the owner has become my mentor, I've read tons of books, watched tons of videos, listen to BiggerPockets podcasts, etc. so I feel that I am ready to start seriously looking for my first deal. I have 55k saved up and found a partner who will help me pay all cash on my first 3-4 unit multifamily property. I've also been working on building my network, which I've found to be a lot easier said than done when you have no RE investment experience under your belt. So far, I have a mortgage broker that I have built a healthy relationship with and he plans to help me by also referring me to contractors, agents, etc. Does anyone have any tips for me when it comes to starting out in such an expensive market (Palm Beach County and Broward County)? My current plan is to use the BRRRR method so if anyone is currently using the same method or plans to use it please feel free to share your experience! Also, as I previously stated I'm working on building my network so let's connect!
