Hello everyone,

I'm currently on the hunt for my first investment property. I'm located in Palm Beach County, FL and want to start off my career investing somewhere close to home. I know South Florida is an extremely hot market and most investors would advise to do long distance investing but for my first investment I prefer it being close to home and plan to use it more as a learning opportunity. I was able to find someone to help me make an all cash offer with plans to BRRRR. I've put quite a few deals through the BRRRR calculator and haven't seen too many proforma's that project positive cash flow. I'm also ballparking most of my expenses which could be why they're so high. I'm hoping someone see's a flaw in my report that I can start correcting for future deals. I also understand that this deal may just be too expensive, but this was the most recent one that I've been sent. I'm looking for guidance and welcome all inputs. I'm currently using spotcrime.com to see if the properties are in safe neighborhoods. I'm also using zillow, rentometer, and realtor.com to find comps.
