Hello,

I'm looking to buy my first investment property in Palm Beach County, FL, and have been running a bunch of different properties through the BRRRR calculator and this is the first one that actually had a pretty nice proforma. I'm wondering if my estimates are accurate or not. The seller is asking 399,900 and I'm running the numbers based on a $350,000 (I know it's not likely that the seller will sell under asking but it's worth a shot). I'm planning on a long-term hold for this property. Any and all input is greatly appreciated.
