Hello Everybody!

I had a quick question for a the BP community! I am currently in the process of getting a purchase agreement with a seller. To have all my ducks in a row, I'm looking for a title company in the Chicagoland area that is familiar with back to back closing or doing a double escrow. I know I've read on some forums that most title companies don't do double escrow anymore. If anyone could point me in the right direction much would be appreciated!

Providing a quality finished product that is also tenant proof would be a win win. Is there a way of determining the value of the property after are the updates?

I definitely agree that finding a old condo with low HOA fees will yield a higher return if i did mostly cosmetic upgrades.

Hey BP Community! 

Currently as of right now I am searching for my first rental property in the suburbs of Chicago. As condos being my only option right now, what are your views on forced appreciation on a 1b/1ba or 2b/1ba? Most improvements will be just cosmetics such as flooring, kitchen(cabinets, countertops etc.), lighting etc. Would the value of the property increase tremendously or no?

Some of the condo units I'm looking at have high HOA's fees from 200-350. I'll be looking at condos ranging from 70-85k if the HOA fees are in the 200-350 range.
